MOVE OVER KITCHEN! The backyard is the new heart of the home!

As millions of Americans ready their outdoor space for the summer season, a new study from SABER Grills reveals just how enamored U.S. homeowners are with their backyards. Eighty-three percent of homeowners across the country say their outdoor living space is the favorite place in their home. It’s also the most used space in American households just behind the kitchen, and way ahead of the game room, living room and dining room.

While spaces like dining rooms and formal living rooms have lost favor in American homes, the backyard has gained popularity each year. The survey showed the overwhelming majority of current U.S. homeowners (81 percent) consider their outdoor space the heart of their home.

“It doesn’t matter if your home is valued at $75,000 or $775,000, if you are an American homeowner, you are proud of your outdoor space and consider it an essential part of your home,” said Rob Schwing, GM of SABER Grills. “Homeowners use their backyards to relax and reconnect with family – just like the kitchen.”

It’s not surprising then that 51 percent of all homeowners say they update the space as often as their favorite interior rooms. And, new man-cave trend alert – a full 30 percent of male homeowners say they are solely responsible for decorating their homes’ outdoor space. Topping the guy’s wish list for 2014 outdoor space additions? A pool or hot tub. One thing they can’t live without? Their grill. And, not surprisingly, “access to wi-fi” is now among the top five most common items in demand for outdoor living spaces.

Super engaged with their outdoor space are Baby Boomers who live in older homes, mostly congregating in the Southern and Midwestern U.S., the survey revealed. Their backyard is more likely than others to be equipped with TVs, Wi-Fi and special lighting. They own at least two grills and are adventurous entertainers, frequently trying new recipes with groups of five or more.

Other regional facts:

• Midwesterners are the most interactive with their outdoor space: they update/accessorize most often and 75 percent use it throughout the week.
• Top of the wish of outdoor furnishings for all was a pool or hot tub. Southerners and Westerners are most likely to include “kitchen” in the top three.
• South and Northeast residents have the biggest parties, usually entertaining more than five people.
• Southerners are most likely to own two or more grills; Northeasterners, just one.
• Roughly 40 percent of all outdoor chefs consider themselves average grillers. More than 30 percent of Northeasterners, however, identify themselves as “confident” grillers.

“Next Home” Down Payment Assistance Program

There is big news today in the Indiana Real Estate market!! Indiana Housing Community Development Authority has recently introduced a new Down Payment Assistance (DPA) program called “NEXT HOME”  that significantly increases the number of eligible homebuyers, and in most cases eliminates the need to pay back the loan!!

Now, you no longer have to be a first time homebuyer to qualify for down payment help.   In fact, you could be a CURRENT homeowner who is trying to sell their home, but may not have enough cash left over after the sale to make a down payment on your “Next Home”.    If you qualify for this loan, IHCDA will grant you up to 4% to use towards a down payment on the purchase of a home, and if you stay in the house at least 2 years…YOU NEVER HAVE TO PAY IT BACK!!!

Let’s say, as an example, you would like to sell your house and move to a different location.  Your house is worth $150,000, and you owe $136,000.    After you pay a brokerage fee, closing costs, taxes etc, you estimate you’re going to clear $138,000…leaving you with only $2000….which isn’t enough cash to make a down payment on your “Next Home”.   INDIANA to the rescue!!!  You can go ahead and sell your house, and let IHCDA make your down-payment for you!   Stay in the house 2 years…..and YOU NEVER PAY IT BACK!

Another example is you are a new homebuyer who has never owned a home…or maybe has owned one recently.   Now you can apply to receive a down payment from IHCDA, and once again…..if you stay in the house at least 2 years…YOU NEVER PAY IT BACK!!

Choosing A Mortgage Lender

Choosing which lender you will use to finance your new home is a very important decision.   Every lender has different programs and requirements.   Some lenders close loans faster than others, some are better at communicating with you, and some are just more dependable and professional.   Here is a short video of  how I think you should choose a lender.

Important questions to ask your lender:

1) How long will it take me to close

2) What documents will you need from me

3) What kind of programs do you offer for my specific needs

4) Will I have to pay for private mortgage insurance

5) Who will be servicing my loan

6) What will my closing costs be

7) If I need you, will you answer the phone in the evenings, or on weekends?

8) Where is your office.  If I have a problem, will I be able to meet you there?

9) Is your underwriting local?

10) Why should I choose you?

Remember, you should count on your real estate professional to help guide you towards a lender that they know and trust.  Good agents will have relationships with several lenders, and will be able to help you choose one that will get your loan closed on-time, with the least amount of inconvenience.

Full-Day Kindergarten Coming To Avon

Beginning in the fall of 2010, Avon parents will be able to choose if they would like their to children attend morning, afternoon, or full-day kindergarten!

According to Superintendent Dr. Tim Ogle, “This supports our mission to help early education and make our schools more educationally sound”.

While there is no charge for half-day kindergarten, parents who choose the full-day option will have to pay $2,150 tuition per year, which does not include the cost of books or lunch.

Ogle says the advantages outweigh the drawbacks, such as extra costs. “It is an opportunity for our teachers to extend the curriculum to kindergartners in an appropriate manner” he said. “They will get their first experience and interact with the Avon curriculum.
